What does a planning site appraisal actually tell you?

Its value lies in interpretation: what the evidence means for the decision you need to make.

A useful appraisal converts evidence into a recommendation.

The review should identify the planning principle, material opportunities and risks, likely evidence requirements and the most proportionate next step. It should also be explicit about uncertainty and where specialist investigation is still needed.

An initial appraisal is not a planning permission, valuation, legal title report or substitute for later specialist evidence.
